PrivacyHow we handle your information.
What we collect on this website, why, who we share it with, and how to reach us about it. In plain English.
Who we are
Access Asset Management, Inc. (California DRE #01870371) manages residential rental homes in California. Our office is at 119 W Sulphur St, Lake Elsinore, CA 92530. This policy covers AccessAsset.com.
What we collect
- What you type into our forms: your name, email, phone number, property address and anything else you choose to tell us. That includes rent estimate and proposal requests, "Talk to" bookings, lease renewal options, feedback and job applications sent through our Careers page.
- Links you send us, such as a link to your resume or LinkedIn profile.
- Your email address, if you sign up for our monthly email. If you sign up from our renewal rate calculator, we also receive the rental's ZIP code and county.
- What you enter in our renewal rate calculator, such as the rental's ZIP code, rents, term and result. When you press Calculate, we record these entries through Google Analytics without your name or contact details, so we can understand what landlords need. If you then contact us or sign up from the calculator, we include your entries with your request. Our other checkers don't send us what you enter.
- Basic technical information your browser sends to every website, such as your IP address, device and browser type, and the pages you visit. We use it to keep the site secure and working, and to block spam.
Your resident or landlord account lives in our property management software, under its policy.
Rental applications and screening
When you apply to rent one of our homes, we collect and review information to decide on your application. The home's landlord makes the final decision.
- From you, through SnAPPshot: you apply on SnAPPshot, our application and screening platform. SnAPPshot is an affiliated but separate company, with ownership in common with Access. Your application and any documents you upload, such as ID, pay stubs and bank statements, are shared with us. SnAPPshot charges its own screening fee.
- Consumer reports: credit, rental history, eviction, criminal background and identity reports from consumer reporting agencies SnAPPshot works with, such as iCreditVision.
- Checks we do ourselves: with your signed Authorization to Release, we ask the employers and landlords you list to confirm your employment, income and rental history. We also search county court records.
SnAPPshot’s own privacy policy explains how it handles your information, including your rights to see what it holds and to ask for a human review of a decision.
You authorize these checks when you apply and sign the Authorization to Release. We use this information only to evaluate your application and manage your tenancy, and we share it only with the home's landlord and the companies that help us screen. If we deny your application or require more, such as a co-signer, we'll tell you in writing. If the decision was based on a consumer report, the notice names the company that provided it and explains how to get a free copy and dispute anything wrong. If it was based on information from an employer, a past landlord or court records, you can ask us in writing within 60 days what that information was, and we'll tell you.
For criminal history, we never consider arrests that didn't lead to a conviction, criminal cases that were sealed, dismissed or expunged, juvenile records, or diversion programs. Any conviction we do consider is reviewed individually, and you can tell us about the circumstances before a decision is made.
How we use it
- To answer you, set up the call you booked, and follow up about it.
- To manage the homes we're responsible for, including renewals, move-outs and repairs.
- To consider you for a job, if you apply through our Careers page.
- To improve our service. If you check the box allowing it, we may quote your feedback on this site by ZIP code and month only, never by name.
- To send the monthly email you signed up for, until you unsubscribe.
- To keep the site secure and stop spam and fraud.
Who we share it with
We don't sell your personal information. We share it only:
- With the landlord of a home you asked about, applied to or currently rent, when it relates to that home.
- With companies that help us run the business, like our scheduling, email, website form, website hosting and property management software, only to provide that service to us.
- When the law requires it, or to protect someone's safety or our legal rights.
Cookies and "Do Not Track"
Google Analytics. We use Google Analytics to count visits and see which pages help people. It sets cookies and records the pages you view, how long you stay, your device and browser, and your general area (city, not address). When you use our renewal rate calculator, it also records your calculator entries, including the rental's ZIP code, but never your name or contact details. We've turned off Google's advertising features, so it isn't used to show you ads. You can block it in your browser settings or with Google's opt-out add-on.
Saved on your device. Our renewal rate calculator remembers the rental's ZIP code in your browser so you don't have to type it again. It stays on your device, and you can clear it by clearing your browser's site data.
We don't use advertising pixels or tools that record your screen. Our site doesn't respond differently to browser "Do Not Track" signals.
How long we keep it
We keep information only as long as we need it for the reason we collected it, or as long as the law requires. Then we securely delete or destroy it.
- Website inquiries, proposal requests and "Talk to" bookings: 3 years after your last contact with us.
- Rental applications and screening reports, approved or not: 3 years after the decision.
- Leases, tenancy and payment records: 7 years after the tenancy ends.
- Job applications and resumes: 4 years, as California law requires.
- Feedback you let us quote: until you withdraw permission.
- Monthly email sign-ups: until you unsubscribe.
- Google Analytics data: 14 months.
We may keep something longer if it's part of a legal claim or dispute.
Your choices
- Ask us what information we have about you, and ask us to correct or delete it.
- Withdraw permission to quote your feedback at any time.
- Unsubscribe from any email we send using the link in that email.
Your California privacy rights
If you live in California, the California Consumer Privacy Act (CCPA) gives you these rights. This section covers everyone, including website visitors, applicants, residents, landlords and job applicants. It matches the CCPA notices residents and landlords sign with their lease or management agreement.
- Know: ask what personal information we've collected about you, where it came from, why we use it, and who we share it with, and get a copy.
- Delete: ask us to delete it, except what the law requires or allows us to keep, such as lease and payment records.
- Correct: ask us to fix anything inaccurate.
- Opt out of sale or sharing: we don't sell your personal information or share it for targeted advertising, and haven't in the past 12 months.
- Limit sensitive information: we use sensitive information, such as Social Security and bank account numbers from rental applications, only to evaluate applications, manage tenancies and meet legal requirements.
- No retaliation: we won't treat you differently for using these rights.
What we collected in the past 12 months:
- Identifiers, such as name, email, phone, address and IP address
- Financial and application information, such as income, employment, rental history and consumer reports
- Sensitive information, such as Social Security numbers and bank account numbers, for rental applications only
- Website activity, through Google Analytics
- Employment information, from job applications
The sections above explain where it comes from, how we use it, who we share it with, and how long we keep it.
How to make a request: email InfoAccessAsset.com or call (866) 830-4401. We'll confirm your identity before we answer, usually by matching information we already have. You can have an authorized agent make a request for you with your signed permission. We answer within 45 days.
